Lovely accommodation with lovely views! The perfect spot to relax for 4 nights. The barn doesnt disappoint with its cleanliness, comfortable beds, log burner, well equipped kitchen and stunning views. Murphy is such a character and we enjoyed his daily greetings. We will definitely be going back!

Great place for a short break. Super views and spacious. Beds were really comfortable and shower worked will. Kitchen could be a bit better stocked e.g. sharp kitchen knife, a larger selection of glasses and salt and pepper.

A beautiful place to stay with great views and very peaceful. Clean and tidy with everything you need except a dishwasher but I did have my husband!!. Great location. Lovely to have Welsh cakes, wine and milk on arrival. Highly recommend.
Me and my teenage daughter had a great time at Goblaen Barn, the barn is the cleanest property we have stayed in, with everything you need and more. It was a nice touch the wine and Welsh cakes and fresh milk left in the fridge. There was tea and coffee everything, I was so impressed. The surrounding views are amazing especially from the balcony and looking out of the window and seeing the beautiful horses. Murphy the owners dog came and greeted us everyday and is such a character. Cant fault our stay at all. We will definitely be returning and I would definitely recommend this place to get away from everything and enjoy the calm and serenity that you come away from Goblaen barn with. There is no phone signal and WiFi is slow but that didnt bother us at all and for a teenage girl who is glued to her phone not to be bothered it really isnt a problem.

A lovely property, beautifully renovated barn, well equipped,in beautiful surroundings, which we really enjoyed, sitting on the large balcony. Ideal if you want to really get away from it all.

We had a wonderful stay at the property. It was exceptionally clean throughout and had everything we needed for our stay. A lovely touch with the wine and Welsh cakes plus milk in the fridge. The beds were really comfortable with really good quality bedding and towels provided. The living area was also very comfortable to relax in and the kitchen was well equipped. Really lovely area for walks but we went out most days in the car. Haye on wye was only 15 mins away by car. Would definitely stay here again it was so peaceful and relaxing just what we wanted. Goblaen Barn is a beautiful, peaceful place to stay, with fabulous views and close access to the open moor. It doesnt take long to get to Hay on Wye, Builth Wells and other local places of interest. I highly recommend it!

Stayed here several times and it never disappoints. Clean and tidy contains everything we need and perfectly located for our local fsmily.

A lovely flat with fantastic views. Very poorly sign posted after entering the main gate. Property is not visible from carpark. Small things lacking shaver point in either bathroom for charging toothbrush, no toilet roll holder in main bath or hook on wall for showering. no shelves in second shower or anywhere to put toiletries. No broom in kitchen. Very limited space in fridge for frozen food if there was a family of 4 staying for a week. Gate at bottom of outside steps not great for dog owners to use . However all in all, we had a very pleasant stay made all the better due to all the lovely horses stabled there .

My son and I, along with our little dog, had a very comfortable stay at Goblaen Barn. It was exceptionally clean with high end fixtures and fittings. The views and surrounding countryside were amazing and so peaceful. There is no enclosed spaces for dogs so they have to stay on the lead at all times when outside as it is a working farm horses mainly but there is a lovely little walk up through the fields and my little dog enjoyed her stay. My only criticism would be to have a little more info in the welcome book, for example there was no info on where to put the rubbish or if there was recycling bins. I would definitely recommend this lovely barn.
We had the most amazing stay at the beginning of September. The location is blissfully calm and quiet and there is everything you need in the property. It is actually quite the most spotless place we have experienced! We have nothing to suggest other than perhaps a little mounting block for the gorgeously huge bed .
The cottage was beautifully clean, bright and welcoming. It's very well equipped and had everything we needed as a family of four. The bed linen and towels smelled gorgeous! The welcome gifts were lovely and much appreciated. The dark skies made it possible to see an incredible amount of stars. You must stand on the veranda after dark to appreciate this.

This barn renovation is luxurious, and the view from the balcony stunning, over splendid hills and valleys. Its on a working farm, so there is ongoing, quiet activity, but one can immerse oneself in a gigantic peace, not even any traffic noise. On a hot day such as we had, the spacious sitting room, with its huge windows and wide door opening onto the balcony, was wonderfully cool and restful. We would certainly want to go back again. It may be useful to say that on arrival, we missed the turning look out for a long track leading upwards with a sign written on a slate at ground level. The name of the nextdoor house, Rhoslyn was first, then Goblaen House not Goblaen Barn. We had to knock at someones door to ask for help. There is a parking area a few yards from the barn, but you can take the car right to the door for unloadingloading or for dropping someone off. The owners were away, but a young woman looking after the horses showed us the parking arrangements when we arrived. Again they were marked, by a sign on a slate. The barn was being looked after by someone who had kindly left a welcome of Welsh cakes and fresh flowers. Goblaen might not suit an elderly or disabled person, as the access is up a stairway, as the website makes clear. Also the sublimely comfortable, superkingsize, bed is very high, although there are twin beds in the second bedroom at normal height. Some little touches were missing in the lovely bathroom and the shower room, a toilet roll holder, for instance. Another thing to be aware of is the very slow internet and no mobile phone signal. There is no iron or ironing board. I would have found it useful to have a portable rack for drying small handwash items. Hot water all the time, a lovely big oven and hob, and a small fridge with a freezer compartment. The shops are a few miles away in HayonWye, but there was milk in the fridge, coffee and tea, and the Welsh cakes!

What a beautiful location. So peaceful. Accommodation was lovely and clean with a lush view across the countryside from the balcony. I would thoroughly recommend anybody who wants a quiet weekend in the country to book Goblaen Barn. We made use of the log burner although the barn is lovely and warm. It was a lovely place to stay in and lovely to have a welcome pack. It was warm and cosy and clean and tidy. The only thing to comment on was that we arrived in the dark and missed the turning. After the second day we managed not to miss the turning. The neighbours were friendly and gave us good directions but felt embarassed about disturbing them. I think in Summer it would not be a problem.
We had a wonderful week, set up by a very comfortable and clean cottage. We would have no reservations in recommending Goblaen to anyone.

A perfect getaway. A warm welcome by the owners & their dog Murphy. If you love waking to the sound of horses whining, this is the place to be. Only small issue, the hot water is extremely hot, so could do with turning down a degree or two, if you have small children or the elderly the heat could be a problem. Other than the water. 100 recommend Globlaen barn, its beautiful & we felt so safe we didnt even bother locking the door. Our dog was NOT a problem to anyone. The walk up the track to the common was perfect for him. This cottage is a must if you want to get away from the rush of life.

We had a lovely week at the barn. Ideal location for The Royal Welsh Showground. Pet friendly, quiet, easy access Builth wells 25mins and to the Brecon Beacons. Comfortable lounge, small but well equiped kitchen. Internet access was fine given the location. Fantastic views from the lounge and the raised decking area. Barbeque provide, but we didnt have time to use it given our busy schedule. Would definately stay again.

4 days before our holiday at Globlean started my mother was taken into hospital meaning and I was left having to look after her 15 year old terrier. With no means of contacting the owners of Goblaen directly, I took the decision to bring him to Wales, rather than having to cancel our family holiday, knowing that the property took 2 dogs not 3. So I drove from my mums in Nottingham to London to pick up my dogs and then to Wales a 9 hour drive. We were met with a level of hostility that I have never experienced before, with Tracey the owner telling us that she would have to check with her husband to see if we could stay as 'rules are rules' and then added that my dogs were 'large' and the listing said that only medium sized dogs were permitted, I didn't even bother mentioning that they were both 11 year old retired service dogs no such information is given by Sykes. I waited for over an hour with no feedback, so eventually had to go knocking on the owner's door to see what their decision was. We were fortunate to be allowed to stay and acknowledge it was our error of judgement in the first instance but once you feel so unwelcome your holiday is ruined. We have used Sykes many times over and have always found onsite owner's to be extremely friendly and helpful. The location is very beautiful and the property is probably nicer inside than the photos give it credit for.

What a perfect place to relax and enjoy the barn and surroundings. We were impressed with the quality of the conversion. Thankyou for the goodies on arrival and allowing us to arrive at short notice. For a working environment it was so peaceful.

Everything was perfect. Very friendly owners took our shopping in for us as we were later than we thought.Everything you needed was supplied.We really enjoyed the welsh cakes and bottle of wine they left for us on arrival. I would like to thank the owners for a lovely stay, all was as promised and the situation of the property was great. Within easy reach of Hay on Wye and the many bookshops as well as Brecon , Builth Wells and not to far to Hereford. A great week away from home.
Such a peaceable location with kind, helpful hosts and wellappointed accommodation. Murphy greeted us on our return each day, tail wagging and welcoming! We left behind chocolate biscuits, which we hope others will enjoy. The tin container which held Welsh cakes is on the bottom shelf in one of the cupboards.
The accommodation was immaculately clean and the two bathrooms appeared recently refurbished. It is a very quiet location, being on a farm and you enjoy the amazing view from the either the lounge area through the large glass wall and door, or on the raised decking area. The surrounding roads are mostly very narrow, so getting around can take longer than it may seem by distance, but there are plenty of places to visit relatively nearby. The Roast Ox pub in the nearby villages serves excellent food and allows dogs inside. The only downside of the stay was the lack of phone or data reception and the internet speed being very slow which made pre loading directions on my phone and planning where we were going very difficult. Other than that, I would very much recommend staying here as it os comfortable and well equipped.
